RoseVilla Senior Living announces 97-home expansion centered on sustainable, climate-resilient senior living

RoseVilla to pursue full Living Building Challenge Certification for EcoHome project and add first licensed assisted living
PORTLAND, Ore., Sept. 29, 2026, 9 a.m. PDT — RoseVilla Senior Living, a nonprofit continuing care retirement community, today announced a campus expansion that will add 97 independent and assisted living homes designed to a zero-energy standard or better and expand emergency infrastructure on its 25-acre campus.

The expansion includes two new neighborhoods, Mahonia EcoHomes and RainWood Lofts, and a Facility Operations Center that will serve as a ROSE Hub, short for Resilient Operations and Sustainable Energy.

“We are moving closer to achieving two long-term goals with this expansion: becoming the most sustainable and resilient senior living organization in the country and doubling the number of people we serve by 2030,” said RoseVilla CEO Glen Lewis. “Our growth is intentional. We want to strengthen the community for current and future residents in a way that preserves the planet.”

Nine resident work groups involving 57 current and future residents helped shape the projects. When Mahonia and RainWood are complete, 32% of RoseVilla’s residences will meet a zero-energy standard or better.

Mahonia EcoHomes

The 2.5-acre Mahonia neighborhood will include 12 independent living EcoHomes, the 7,700-square-foot Sanctuary at Mahonia wellness center, and restored oak savanna habitat. RoseVilla will pursue full Living Building Challenge certification, one of the most demanding green building standards. The neighborhood must meet 20 requirements in areas such as energy, water, health and materials, then prove it performs as designed for 12 straight months after residents move in.

“Mahonia and The Sanctuary are designed to support physical and mental wellness by connecting residents more closely with the natural environment,” Lewis said. “What we learn at Mahonia will help shape future development across campus.”

Presales opened Sept. 14. Construction is expected to begin in spring 2027, with completion expected in early 2029.

RainWood Lofts

RainWood Lofts will be RoseVilla’s first mass timber residential building and, once certified, its largest zero-energy neighborhood, with 54 independent living loft homes and 31 assisted living apartments.

“RainWood Lofts will bring assisted living directly onto our campus for the first time, giving residents another level of care without having to leave the community they call home,” Lewis said.

Planned amenities include a creative arts and wellness hub, a theater and performance auditorium, a woodshop, ceramics and glass-fusing studios, a salon and barber shop, expanded dining services, and an art gallery.

Presales begin in October 2026. Construction is expected to start in spring 2027 and finish in early 2029.

Facility Operations Center and ROSE Hub

Construction began this month on the 3,500-square-foot facility that will house RoseVilla’s Building Operations, Grounds and Security team. Built to Seismic Category 4 standards, it will provide solar power and emergency water during outages. Three 5,000-gallon tanks will provide 15,000 gallons of rainwater collection.

Completion is expected in spring 2027. Green Hammer Design + Build is the design-build partner for Mahonia and the ROSE Hub. Hacker Architects is designing RainWood, with Lease Crutcher Lewis as general contractor. Learn more at bit.ly/4xvokfM.

Building on RoseVilla’s sustainability strategy

The projects build on more than a decade of sustainability investments at RoseVilla, including two zero-energy neighborhoods, a water-reuse system that conserves about 300,000 gallons of water annually and the community’s first solar-powered ROSE Port. They are part of RoseVilla’s 25-year Resiliency Action Plan to reduce energy and water use and strengthen the campus against extreme heat, wildfire smoke, severe storms, power outages and earthquakes.

“RoseVilla’s residents, leadership and board have all challenged one another to think big about our future,” Lewis said. “That means building responsibly and creating places that can better withstand the extreme heat, wildfire smoke, storms and power outages we’re seeing more often, while reducing our impact on the environment.”
